Two facilities added to GI Partners’ data center portfolio in the Baltimore–Washington corridor

GI Partners has completed the acquisition of two data centers in the Baltimore metropolitan area, adding facilities in Laurel and Severn, Maryland to its digital infrastructure holdings. The firm said the portfolio is fully leased to a single user, and described the assets as positioned to benefit from continued demand for mission-critical computing capacity in the Baltimore–Washington corridor.

The company did not disclose the purchase price or the identity of the tenant. GI Partners characterized the region as an increasingly active market for digital infrastructure, citing demand tied to government, defense, and regulated cloud computing needs, as well as growth in sectors such as cybersecurity, healthcare, life sciences and government IT.

What is known about the Severn site

One of the two properties is located on Sandy Farm Road in Severn (Anne Arundel County). Publicly available location references for 7665 Sandy Farm Road describe the site as a large-scale powered shell designed for hyperscale use and associated with a broader campus footprint, with development activity beginning in the early 2020s.

The transaction announcement did not provide building size, power capacity, or planned expansion details, and did not state whether the acquisition includes additional land beyond the built facility. GI Partners indicated, however, that the properties’ location supports the firm’s strategy of expanding its data center footprint in established, network-dense corridors.

Laurel facility details remain limited

GI Partners confirmed the second data center is located in Laurel (Howard County). Beyond the city location and the fact that the two-asset portfolio is fully leased to one user, no additional property-level specifications were provided in the acquisition announcement, including square footage, electrical capacity, commissioning date, or the tenant’s industry.

Transaction context and scale

GI Partners said it has invested more than $8 billion in data centers and digital infrastructure to date and that its real estate and data infrastructure portfolio includes 78 data centers. The firm’s data-center activity has been part of a broader wave of capital formation in U.S. digital infrastructure, as investors target stabilized facilities with long-term leases and pursue new supply in secondary and emerging markets adjacent to major network hubs.

GI Partners described the acquisition as reflecting its conviction in the region, citing durable demand from government, defense, and regulated cloud users.

Key confirmed points

  • Two data centers were acquired in Laurel and Severn, Maryland.

  • Price, tenant identity, and detailed technical specifications were not disclosed in the acquisition announcement.

No timeline was provided for operational changes, expansions, or redevelopment. GI Partners did not indicate whether the transaction affects on-site staffing, construction plans, or local permitting activity.
